California Prop 19: What Homeowners Need to Know

If you are 55 or older, Prop 19 could save you thousands in property taxes when you move. Here is what it does:

• Transfer your property tax base. Sell your current home and bring your low property tax base with you to a new home anywhere in California.

• Move anywhere in the state. You are no longer limited to certain counties. Buy in any California county and keep your tax savings.

• Do it up to three times. Prop 19 allows you to transfer your tax base three times, not just once.

• New rules for inherited homes. If your children inherit your home, they only keep your property tax base if they live in it as their primary residence. Otherwise the property gets reassessed at current market value.

• Who qualifies. Homeowners age 55 and older, people with severe disabilities, and victims of wildfires or natural disasters.

Thinking about downsizing, upsizing, or relocating but worried about losing your low property taxes? Let's talk about what Prop 19 means for you.
