What does CRMLS say?
• Actual Bedroom & Bathroom Count: MLS fields must reflect what's physically at the property.
• True Square Footage: Report the actual square footage, even when it differs from tax records.
• Public Records vs. Actual Property: If tax records show 2 bedrooms and 1 bathroom, but the home actually has 3 bedrooms and 2 bathrooms, the discrepancy should be explained in the listing remarks.
• Documentation Matters: Keep supporting documentation available. CRMLS may request it.
• Permits Matter: Never advertise an addition or ADU as "permitted" unless you can verify it.
The bottom line: Don't hide the extra space. Accurately describe the property, disclose discrepancies, and verify permit status.
